Overview
About Seagate Colony
Seagate Colony covers 22.9 acres and the city's address layer records 417 addresses inside it, the fifth highest count of the fifty Aliso Viejo communities on this site, sitting on just seven mapped parcels. Four lanes carry all of them: Cinnamon Teal, Jaeger, Sandpiper and Whippoorwill. The city zones the whole 22.9 acres Residential High Density under a Planned Residential Development overlay, where the municipal code allows up to 30 units to the gross acre across attached and multiple dwelling units. At 18 addresses to the acre the measured density is the fifth highest here.
Hummingbird Park stands 101 feet from the boundary, 5.6 acres kept by the Aliso Viejo Community Association with a tot lot, a drinking fountain, picnic tables, a hiking trail and walkways, and Wingspan Park at 15.5 acres is 1,627 feet. This ground is in Laguna Beach Unified rather than Capistrano, and all four of these lanes appear on that district's own Aliso Viejo street list, each assigned to Top of the World Elementary, then Thurston Middle and Laguna Beach High.

How Seagate Colony was built
Cinnamon Teal, Jaeger, Sandpiper and Whippoorwill. Seagate Colony is one of the larger pieces of Laguna Audubon, the group of neighborhoods first developed in the late 1980s and named for John James Audubon, whose Birds of America appeared between 1827 and 1838 with 435 hand colored life size prints covering 497 species. Every street in the group is a bird, and the sister communities are Seacove Place, Seacrest Villas and Seaway Collection.
Seagate Colony was built in 1989 and holds 417 addresses on 22.9 acres north of the 73 Toll Road. The naming has a real neighbor behind it: the Aliso and Wood Canyons Wilderness Park is a designated wildlife sanctuary of about 4,500 acres carrying 137 species of nesting and migratory birds, opened on 31 March 1990 on land the Mission Viejo Company gave to the county in 1979.

Schools serving Seagate Colony
Laguna Beach Unified serves Seagate Colony, not Capistrano. The county's school district layer returns Laguna Beach Unified at every interior point of the boundary, the Capistrano locator reports every one of those points as outside its district, and all four of this community's lanes appear on the Laguna Beach street list, each marked for Top of the World Elementary. The district runs one middle school and one high school, Thurston and Laguna Beach High, so the rest of the feed follows from its own record. No community measured for this site sits further from its nearest campus than this one. The tiles below carry federal enrollment counts and distances measured from the city's published boundary. Confirm the campus for a specific address with the district before it matters to an offer.

FAQs
Common questions about Seagate Colony
How big is Seagate Colony, and how many homes are there?
Measured against the boundary the City of Aliso Viejo publishes, Seagate Colony covers 22.9 acres. The city's address layer records 417 addresses inside it, the fifth highest count of the fifty Aliso Viejo communities on this site, and its parcel layer records seven parcels underneath them.
What form does the housing take?
The city's record points to attached housing. All 417 addresses sit on seven mapped parcels along four lanes, and the ground is zoned Residential High Density under a Planned Residential Development overlay, where the municipal code allows up to 30 units to the gross acre across townhomes, apartments, condominiums and senior housing. The measured figure works out to 18 addresses to the acre.
Which school district serves it, and which campuses?
Laguna Beach Unified, which is unusual for an Aliso Viejo address. That district's own Aliso Viejo street list names 26 streets and marks every one for Top of the World Elementary, and all four lanes inside this boundary are on it. Top of the World enrolled 536 students on the 2024-25 federal count and stands 3.63 miles from the boundary, Thurston Middle 524 at 3.53 miles and Laguna Beach High 815 at 4.29 miles.
When was it subdivided?
Tract 13613 was recorded on 20 December 1988 and covers the whole boundary. Van Dell and Associates engineered it and Matthew E. Hoglund, licensed surveyor 5757, signed it. Fourteen of the fifty communities here carry an earlier first map. A recorded map dates the subdivision rather than the buildings on it.
What parks are nearby?
Hummingbird Park is 101 feet from the boundary at 5.6 acres, with a tot lot, a drinking fountain, picnic tables, a hiking trail and walkways. Wingspan Park at 15.5 acres is 1,627 feet off. Both are kept by the Aliso Viejo Community Association, which maintains the parks, greenbelts, parkways and slopes outside the individual tracts.
