About Seacrest Villas
Seacrest Villas covers 16.5 acres and the city's address layer records 134 addresses inside it, across 64 mapped parcels. Three lanes run within the boundary, each named for a bird: Raven, Roadrunner and Verdin. The zoning is split three ways, which is unusual on ground this size: 6.5 acres Residential Medium Density at up to 18 units to the gross acre, six acres Residential Low Density at up to eight, and 2.1 acres under the Open Space Preservation designation. The Planned Residential Development overlay sits over the medium density half.
Ridgecrest Park stands 570 feet from the boundary, 13 acres kept by the Aliso Viejo Community Association with a basketball court, a tennis court, a tot lot, a drinking fountain, picnic tables, walkways and a garden. Wingspan Park at 15.5 acres is 776 feet off and Brookline Park at 6.8 acres is 1,655 feet. Capistrano Unified's own address locator assigns this ground to Oak Grove Elementary for TK through grade 5, then Aliso Viejo Middle and Aliso Niguel High.

How Seacrest Villas was built
Raven, Roadrunner and Verdin, three birds of the dry country, on a hillside with canyon and city light views. Seacrest Villas was built in 1995 as part of the Laguna Audubon group, whose neighborhoods are all named for John James Audubon and all carry bird streets.
Audubon spent the 1820s and 1830s documenting North American birds and published The Birds of America between 1827 and 1838, 435 hand colored life size prints covering 497 species. The name earns itself here: the Aliso and Wood Canyons Wilderness Park, which opened on 31 March 1990 across 4,500 acres, 3,400 of them given to the county by the Mission Viejo Company in 1979, is a designated wildlife sanctuary carrying 137 species of nesting and migratory birds.
