About Heron Pointe
Heron Pointe holds the fewest homes of the eight areas the City of Seal Beach maps, 64 of them across 17 acres on two streets, Blue Heron and Heron Circle, which together run 0.40 miles. The county assessor's typical parcel inside the boundary is 7,289 square feet, the roomiest of the eight apart from Leisure World, whose parcels are the mutual corporations' common land rather than house lots, and all 17 acres fall inside the California Coastal Zone. The city zones 12.9 acres RLD-9 and carries a further 0.9 acres as Hellman Ranch natural open space.
The city's Open Space Element lists Heron Pointe Park at 0.2 acres as a neighborhood park, and in the same planning area Gum Grove Nature Park at 14.9 acres, whose grove runs to more than 800 eucalyptus trees, and the McGaugh gym, pool and park at 4.7 acres. Heron Pointe is Council District 3, and the county's school district layer places all of it in Los Alamitos Unified, which runs J. H. McGaugh Elementary at 1698 Bolsa Avenue in Seal Beach at 721 students, Oak and McAuliffe middle schools at 998 and 1,018, and Los Alamitos High at 2,915.

How Heron Pointe was built
Heron Pointe is the newest neighborhood in Seal Beach and it stands on the oldest ground. Sixty four gated houses were built here in 2005 and 2006 on land that had been the I. W. Hellman Ranch since the banker Isaias W. Hellman bought it in 1886. Hellman ran it first as a cattle feeding operation, fattening beef brought down from his Nacimiento Ranch near Paso Robles, and then after the Navy took the flat ground in 1942 as barley, alfalfa and lima beans. The ranch buildings were demolished after the land was sold to aerospace companies in the mid 1960s.
The herons are real. The neighborhood sits at the edge of the wetlands behind Anaheim Bay, on the same low ground the Tongva used, and its two streets are Blue Heron and Heron Circle. The city's evacuation plan uses the Seal Beach Boulevard corner here as one of its numbered traffic control points, which is a plain measure of how important this junction is when the coast has to be cleared.

FAQs
Common questions about Heron Pointe
How big is Heron Pointe and how many homes are in it?
Measured against the boundary the City of Seal Beach draws on its own Residential Boundaries layer, Heron Pointe covers 17.2 acres. The city's address layer records 64 addresses inside it and the parcel layer 80 parcels, with 0.40 miles of street across two named streets, Blue Heron and Heron Circle. It is the smallest of the eight areas the city maps.
When was Heron Pointe built?
The county recorder holds tract map 15402 over Heron Pointe, recorded in 2002 and surveyed by MDS Consulting. The underlying ground had been carried under tract 2590 since 1955, so the parcel stood for nearly fifty years before the neighborhood was subdivided onto it.
What are the lots like in Heron Pointe?
The county assessor's typical parcel inside the boundary is 7,289 square feet, the roomiest of the eight areas the city maps apart from Leisure World, whose parcels are the mutual corporations' common land rather than house lots. Is Heron Pointe in the coastal zone or a flood zone?
