            Saddleback View covers 150.3 acres and the county records 366 parcels and 344 site addresses inside the boundary, at a median distinct legal lot of 6,248 square feet. Sixteen named streets run 5.04 miles within it, First through Sixth Streets crossing Eastside Ave, Fruit St, Linwood Ave, Lyon St, McClay St, Palm St, Patricia Ln, Trinidad Way and Zoo Ln.

            The zoning layer spreads the ground widely: 26.9 acres of single family residence, 19.1 acres in Specific Development No. 21, 17.9 acres of general commercial, 15.7 acres of professional and 13.8 acres of two family residence. Saddleback View Park sits inside the boundary as a neighborhood site of 0.9 acres with a picnic area, a shade shelter and a playground. Four properties here sit on the city historic register, two of them landmarks. REACH Academy sits inside the boundary and Santa Ana Unified covers 99.3 percent of it.

            History

            How Saddleback View was built

            Zoo Lane runs off the edge of the neighborhood because the Santa Ana Zoo is next door, and the zoo exists because of one stubborn man. J. E. Prentice bought the property in 1931 after a foreclosure, and in 1949 he gave the City of Santa Ana sixteen acres beside his house for a park, on two conditions. It had to be called Prentice Park, and it had to include a zoo holding no fewer than fifty monkeys. Prentice kept four or five monkeys loose in his own house and had trouble keeping housekeepers because of it. The council handed him a gold key on May 19, 1949, and then had to put up with him shouting and waving his arms at the workmen while the park was built. The zoo opened in 1952 at 1801 E. Chestnut Avenue. Prentice died on June 3, 1959, and the monkey clause outlived him. In 2008 his great nephew Joseph Powell II counted the monkeys, found fewer than fifty, and had his lawyer ask the city to return the land to the family.

            This is old ground by Santa Ana standards. The numbered streets and the lots along Lyon, McClay, Fruit and Palm were laid out from the 1890s onward and filled in through the 1920s, well before the freeway era, which is why the blocks are tight and the lots are small compared with the tracts further south and west.
