How Seascape Villas was built
Seascape Villas is the association behind the neighborhood most people in town say as Seascape Village, a planned unit development of 301 single level homes begun in 1976 and finished by 1978. There are four floor plans, two or three bedrooms with two baths and an attached two car garage, and the houses were built with private patios, an interior atrium and a laundry room of their own, which is about as mid 1970s as a floor plan gets. The association still runs three pools, a spa, a clubhouse and two tennis courts.
The street names are one continuous joke about birds. Camino Alondra is the lark, Paseo Halcon the falcon, Paseo Ganso the goose, Via Pato the duck, Via Pavon the peacock, Via Pichon the pigeon, Via Loro the parrot, and Via Pajaro just means bird. Whoever laid the tract out picked a theme and held it across every street in the place, which is a habit this city has had since Ole Hanson required Spanish names and Spanish roofs on everything he sold.

The Seascape Villas lifestyle
San Clemente keeps ten beaches of its own along the shore, from North Beach past the pier to Riviera, and the city's Marine Safety division staffs them. The pier itself carries restrooms, metered parking, fire rings and the Amtrak and Metrolink platform at its foot.
The city publishes five trail networks that run from the sand up into the canyons and along the ridgelines. Bikes are welcome on all of them, electric bikes are not allowed on the Beach Trail, dogs are welcome on a leash, and horses are permitted on the Forster Ridgeline, Prima Deshecha and Cristianitos trails. City parks are open from 6 am to 10 pm without a reservation unless a group needs a permit.
