Overview
About Marlborough Seaview
Marlborough Seaview covers 99 acres and holds 127 addresses on 126 parcels, at a median parcel of 0.37 acres, the largest median lot of the fifty San Clemente communities mapped here. Seven streets serve it: Calle Guadalajara with 39 addresses, then Calle Esteban, Via Blanco, Calle Vallarta, Calle Heraldo, Via Bellota and Calle Nuevo. It is the eleventh largest boundary by area and the 33rd by address count.
Private open space accounts for 43.1 acres inside the boundary and Residential Low Density land for 42.1, so the split is almost even. No specific plan governs it. The state fire hazard severity map places 85.6 acres in its High class and 13.4 in Moderate. Capistrano Unified's own school locator returned San Clemente High, Bernice Ayer Middle and Truman Benedict Elementary at all five interior points tested.

How Marlborough Seaview was built
Marlborough Development Corporation put the neighborhood up between 1985 and 1987 and gave its four models nautical names, Mariner, Seafarer, Buccaneer and Voyager, which is a lot of seafaring for a place that is not on the water. Marlborough Seaview sits in the hills at the inland end of San Clemente, a few miles back from the beach, and the ocean and Catalina views it is known for are a product of elevation rather than proximity. The lots run from about 10,000 square feet to more than 100,000, which is why houses of well under 2,500 square feet here stand on ground that would hold something several times the size.
The English name is the odd one out in a city that names almost everything in Spanish, and the streets inside the neighborhood did not follow the builder's lead: Calle Guadalajara, Calle Vallarta, Calle Esteban, Via Bellota. That is Ole Hanson's doing. He founded San Clemente in 1925 and made architectural review and Spanish detail a condition of building here, and the habit outlasted him by six decades. Hanson also gave the town its name, taken from the island offshore that Sebastian Vizcaino had named for Pope Clement the First in 1602. The island in the view from Marlborough Seaview is a different one, Catalina, further up the coast.

Lifestyle
The Marlborough Seaview lifestyle
San Clemente keeps ten beaches of its own along the shore, from North Beach past the pier to Riviera, and the city's Marine Safety division staffs them. The pier itself carries restrooms, metered parking, fire rings and the Amtrak and Metrolink platform at its foot.
The city publishes five trail networks that run from the sand up into the canyons and along the ridgelines. Bikes are welcome on all of them, electric bikes are not allowed on the Beach Trail, dogs are welcome on a leash, and horses are permitted on the Forster Ridgeline, Prima Deshecha and Cristianitos trails. City parks are open from 6 am to 10 pm without a reservation unless a group needs a permit.
