            Broadmoor covers 65.4 acres and holds 201 addresses on 203 parcels, at a median parcel of 0.223 acres. Thirteen streets serve it and twelve of them begin with Calle, the exception being Avenida Presidio. The load is spread unusually evenly: nine of the thirteen carry between 17 and 20 addresses each, led by Calle Neblina, Calle Empalme and Calle Escuela at 20 apiece. It is the eighteenth largest of the fifty San Clemente communities mapped here by area.

            Residential Low Density land accounts for 49.5 acres inside the boundary and no specific plan governs it, which sets Broadmoor apart from the inland ranch neighborhoods.             History

            How Broadmoor was built

            Broadmoor is a 1970s tract in the middle of old San Clemente, an association of 201 homes on Tract 8598, a map the county recorded in 1974, and every house in it is single story. That is the whole character of the place. It sits in the central part of town rather than out on the newer inland ranches, and the higher homes look over the coastline and the rest of the city.

            The thirteen street names inside it are a small dictionary of the town's own vocabulary: Calle Escuela for the school, Calle Fiesta, Calle Familia, Calle Pueblo, Calle Sandia for the watermelon, Calle Neblina for the mist, and Avenida Presidio running along the top. None of that was the builder's invention. Ole Hanson founded San Clemente in 1925 and pitched it as a Spanish Village by the Sea, with red tile roofs and white stuccoed walls required on everything that went up, and the town was still speaking that language half a century after it incorporated in February 1928.

            The Broadmoor lifestyle

            San Clemente keeps ten beaches of its own along the shore, from North Beach past the pier to Riviera, and the city's Marine Safety division staffs them. The pier itself carries restrooms, metered parking, fire rings and the Amtrak and Metrolink platform at its foot.

            The city publishes five trail networks that run from the sand up into the canyons and along the ridgelines. Bikes are welcome on all of them, electric bikes are not allowed on the Beach Trail, dogs are welcome on a leash, and horses are permitted on the Forster Ridgeline, Prima Deshecha and Cristianitos trails. City parks are open from 6 am to 10 pm without a reservation unless a group needs a permit.
