Overview
About Valley Vista
The city publishes Valley Vista as a 28.5 acre polygon on its HOA Local register, holding 159 addresses. They sit on seven streets, Via Gatillo, El Prisma, Via Encaro and Via Topacio among them. The published boundary follows lot lines and leaves the street rights of way outside it, so no centerline falls inside. The county parcel record inside the boundary is 184 parcels, predominantly detached single family houses. The median lot the county records here is 0.11 acres and 34 feet wide. The city general plan gives 19.0 of those acres a low density residential designation. The zoning layer puts 18.9 acres in the RLM-4000-D zone and 9.4 in OS. Mail here carries the 92688 zip code and a Rancho Santa Margarita postal city.
The city assigns the ground to evacuation zone RSM07, which it describes as SFR, HOA Park and Pools. Water comes from the Santa Margarita Water District and trash is collected Wednesday by CR&R. All of it lies in Saddleback Valley Unified, which feeds Melinda Heights Elementary, Rancho Santa Margarita Intermediate and Trabuco Hills High.

How Valley Vista was built
Valley Vista is named in English and its streets are named in Spanish, and they are about color. El Prisma is the prism, and out the other side come Via Topacio for topaz, Via Azur for azure, Via Rosado for rose and Via Carmin for carmine. Two of the seven belong to a different idea entirely, since Via Gatillo is a trigger and Via Encaro is the act of taking aim.
There are 159 homes on twenty eight acres, a third of it left open, built between 1991 and 1995 with the largest group finished in the first year. This is the Melinda Heights side of the city, where houses went up between 1991 and 2000, and the addresses feed Melinda Heights Elementary, Rancho Santa Margarita Intermediate and Trabuco Hills High.
