Overview
About Montilla/Paragon
The city publishes Montilla/Paragon as a 43.9 acre polygon on its HOA Local register, holding 159 addresses. They sit on six streets, Segada, Sembrado, Mancera and Serna among them. The published boundary follows lot lines and leaves the street rights of way outside it, so no centerline falls inside. The county parcel record inside the boundary is 172 parcels, predominantly detached single family houses. The median lot the county records here is 0.17 acres and 63 feet wide. The city general plan gives 28.4 of those acres a low density residential designation. The zoning layer puts 28.2 acres in the RL-6000 zone and 15.3 in OS. Mail here carries the 92688 zip code and a Rancho Santa Margarita postal city.
The city assigns the ground to evacuation zone RSM09, which it describes as SFR, Elementary School, Church, Skate Park, HOA parks and pools. Water comes from the Santa Margarita Water District and trash is collected Friday by CR&R. All of it lies in Capistrano Unified, which feeds Arroyo Vista Elementary and Tesoro High.

How Montilla/Paragon was built
Every street here is a word about working the soil. Arado is the plow, Mancera the handle a plowman holds, Sembrado the sown field, Segada what has been cut, and Siega the harvest itself. Six streets that run from turning the ground to bringing the crop in, which is a pointed set of names for a hillside that had been grazed rather than farmed for most of its history.
The homes went up between 1993 and 1996 and they are among the largest in the city, running past 3,300 square feet with pools and long views, built by JM Peters and sold in two collections whose names the city still carries together on one boundary: Montilla and Paragon. There are only 159 homes across 43.9 acres.
