Overview
About California Court
California Court covers 15.6 acres and records 183 addresses on a single parcel, 182 of them with a unit designator. One street name serves the whole community, California, running 0.85 miles inside the boundary. All 15.4 classified acres carry the city's highest residential designation, 14 to 30 homes an acre, a designation the city's plan uses on very little ground.
The whole boundary sits in flood zone X. Saddleback Valley Unified serves it, and the district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address at svusd.org before it matters to an offer.

How California Court was built
California Court is a Mediterranean-style condominium community built in 1993, in the northern part of Mission Viejo south of El Toro Road, close to Lake Mission Viejo and Saddleback College. Its 184 units belong to a later wave of construction in the city, going up nearly three decades after the Mission Viejo Company first broke ground on its master plan and long after the earliest Deane Homes had already set the city's Spanish and Mediterranean look with stucco walls and barrel tile roofs.
Homes here share in the boating, fishing and beach access that Lake Mission Viejo, the private 124-acre lake the Mission Viejo Company finished in 1978, brings to properties across the city. The Mediterranean vocabulary that shapes California Court, arches, stucco, tile roofs, traces back to the design guidelines James Toepfer wrote for the whole community when the master plan was approved in 1964, guidelines that kept pushing builders toward Spanish and Californio names and forms for three more decades of construction after the first ground broke on the O'Neill family's ranch.

FAQs
Common questions about California Court
What is the difference between California Court and California Terrace?
They are the two halves of one vesting tentative tract. Tract 14732 was recorded as the first unit and became California Court, at 17.554 acres in eight lots. Tract 14707 was recorded as the final unit and became California Terrace, in six lots. Adams, Streeter Civil Engineers surveyed both in July 1992.
Who developed California Court?
The Mission Viejo Company is named in the owner's certificate on the parent map, Tract 13275, recorded in June 1992 in the City of Mission Viejo.
Why do 183 homes sit on one parcel?
Because Tract 14732 was recorded for condominium purposes. A condominium map creates units within a lot instead of a lot for each home, so the parcel layer shows one parcel while the address layer shows 183 addresses, 182 of them with a unit designator.
Which schools serve California Court?
Saddleback Valley Unified. The district assigns campuses through an address locator rather than a published boundary map, so confirm the campus for a specific address with the district at svusd.org.
Is there an aircraft easement here?
The parent map, Tract 13275, carries an aircraft operations, sound and air space easement over every lot above a mean sea level elevation of 1,440 feet, dating from the years the Marine Corps Air Station at El Toro was in operation.
