How South Peak was built
South Peak is one street and 63 houses, and more than half the 55 acre boundary is open space rather than housing. The median lot is 0.315 acres, and four tenths of a mile of the Salt Creek Trail runs straight through it. The city's record puts the houses between 1984 and 2012 with a median of 1989.
The Moulton and Daguerre families divided the ranch in 1951, and the Daguerre share went in 1959 to the Laguna Niguel Corporation, formed that year by Cabot, Cabot & Forbes and Paine Webber, which hired the Viennese architect Victor Gruen to draw a 7,100 acre town plan. AVCO Community Developers bought the corporation in 1971 and the city incorporated on 1 December 1989, the same year the median house here was finished.
