How Niguel West II was built
Niguel West II is thirty houses on 36 acres, and the proportions are the point: four fifths of the boundary is open space rather than residential ground. All four of its streets are national parks, Grand Canyon Drive, Isle Royal Drive, Mount Rainier Drive and National Park Drive. The houses are dated 1981 and 1982 on the city's record, twenty nine of the thirty in 1981 alone.
The land was Rancho Niguel, 13,316 acres in the San Joaquin Hills granted in 1842 by Governor Juan B. Alvarado to Juan Avila and named for Niguili, an Acjachemen village. Lewis Moulton and Jean Pierre Daguerre bought the rancho in 1895 and built it to 22,000 acres before the families divided it in 1951. When the Laguna Niguel Corporation was formed in 1959 by Cabot, Cabot & Forbes and Paine Webber, it hired the Viennese architect Victor Gruen to draw a 7,100 acre town plan in which parks and open space took close to a third of the developable land, and the open space here is that plan still showing.
