Overview
About Irvine Cove
Irvine Cove sits at the northern edge of the city between Crystal Cove and Emerald Bay, and every address inside it is on Irvine Cove, Irvine Cove Crest, Irvine Cove Court or Irvine Cove Circle. The city draws it as evacuation zone 13 and records 80 households inside it. The boundary encloses 340 acres but the assessor counts only 59 parcels, because 305 of those acres are Crystal Cove State Park: nine tenths of the named area is state parkland and the houses occupy the remainder.
Twenty-six acres fall inside the mapped coastal zone, and 2.67 miles of wilderness park trail run inside the boundary, more than in any other named area. The cove's own beach is reached only through the community and is governed by its homeowners association, so some beach policies and ordinances differ from the city's. Laguna Beach Unified serves it from four campuses and 2,291 students, with El Morro and Top of the World elementaries feeding Thurston Middle and then Laguna Beach High.

How Irvine Cove was built
The name is the ranch. North Laguna Beach sat inside Rancho San Joaquin, granted to José Antonio Andrés Sepúlveda before the Mexican American War; the drought of 1864 broke him and he sold to James Irvine. From there the coast stayed in one pair of hands for the better part of a century while the village below was being pieced together out of homestead claims, and that single fact is why the shoreline here is still whole instead of subdivided into a grid.
The houses came late. A single subdivision map covers this ground, Tract 11619, recorded in 1985, and the assessor dates every structure inside the boundary to 1985 or later, the newest housing stock of the twenty-two named areas in Laguna Beach. The cove itself is private to residents.

Common questions about Irvine Cove
How big is Irvine Cove and how is it laid out?
The city's published boundary encloses 340 acres, drawn as evacuation zone 13, with 80 households on the city record. Only 59 parcels sit inside it, on four street names all beginning Irvine Cove, because 305 of the 340 acres are Crystal Cove State Park. Nine tenths of the named area is state parkland.

When was Irvine Cove built?
After 1985. One subdivision map covers it, Tract 11619, recorded by Aram H. Keith in that year, and the assessor dates every structure inside the boundary to 1985 or later, with the 1980s and 1990s accounting for nearly all of them. It carries the newest housing stock of the twenty-two named areas.
Is the beach at Irvine Cove public?
The city's Marine Safety pages list Irvine Cove Beach as accessible only through the private community of Irvine Cove, and note that the cove is governed by the Irvine Cove Homeowners Association, so some beach policies and ordinances may differ from the city's. The beach is in a marine protected area, and the cove has two parts separated by a rocky point with a tunnel passable only at very low tides.
What is the connection to the Irvine Ranch?
The land itself. The area of Laguna Beach north of Laguna Canyon was part of the Irvine Ranch and was never opened to homesteading, unlike the south of the city where more than forty homestead patents were granted between 1871 and 1916. The assessor still records parcels here under the Irvine subdivision description.
