About Turnberry at Peninsula
Turnberry at Peninsula covers 23.8 acres measured against the city's published boundary and sits entirely inside the Holly-Seacliff Specific Plan area. The address layer records 88 addresses inside the line and types 78 as residential, all classed single-family by the assessor, with one carrying a unit designator. Five named streets serve them across 0.85 miles: Frampton, Mayfield, Cloverwood and Foxdale circles off Peninsula Lane.
This is one of the largest-built small communities on the register. The assessor's median building is 4,119 square feet with a tenth to ninetieth percentile band of 3,640 to 4,397, on a median lot of 8,425 square feet, and 48 of the 78 dwellings carry a pool. City zoning reads the whole boundary as specific plan designation while the general plan designates 72.5 percent residential low density. Only 2.3 percent of the ground falls inside the Coastal Zone appeal jurisdiction, in appeal zone 3. No city park land sits inside the boundary or within 250 meters, and the bus stop layer records no stop within that distance either.

How Turnberry at Peninsula was built
Turnberry takes its name from a Scottish links course, which places it firmly in the family of neighborhoods built around the SeaCliff golf course. The club opened in 1966 with a layout by the architect J. Press Maxwell, and it spent its first twenty years surrounded by working oil leases rather than houses. Much of the land here sat inside Chevron's Huntington A oil lease, and the field under it opened with the Huntington A-1 well on 24 May 1920, reaching 59 producing wells at roughly 16,500 barrels a day by October 1921.
Turnberry is one of the last pieces to be filled in. Of its 78 homes, 75 were finished in 1997 and 1998, with three more added in the 2010s, across about 24 acres. Its streets are Frampton, Mayfield, Cloverwood, Foxdale and Peninsula Lane, a quiet set of names for a quiet set of cul de sacs.
