            About The Boardwalk

The Boardwalk covers 44.0 acres measured against the city's published boundary and sits entirely inside the Palm/Goldenwest Specific Plan area. The address layer records 221 addresses inside the line and types 188 as residential, all classed single-family by the assessor, with one address carrying a unit designator. Nine named streets serve the community across 1.64 miles, and they hold to a shoreline vocabulary: Silent Harbor, Beachview, Feather, Sand Dune, Blue Heron, Azure, Cattail, Scallop and Silent Bay.

The homes here are among the largest in the city's register. The assessor's median building is 3,804 square feet with a tenth to ninetieth percentile band of 2,788 to 4,417, on a median lot of 6,785 square feet, and 103 of the 189 dwellings carry a pool. City zoning reads the whole boundary as specific plan designation, while the general plan splits it 56.3 percent residential low density and 19.6 percent residential medium density. All of it falls inside the Coastal Zone appeal jurisdiction, in appeal zone 3, and Bluff Top Park, Bailey Park and Pattinson Park all lie within 250 meters.

            History

            How The Boardwalk was built

The Boardwalk is a newer neighborhood on old ground. Of its 188 homes, 186 were finished in 2001 and 2002, across about 44 acres. The streets are all about the coast a few blocks away, Silent Harbor Drive, Beachview Drive, Sand Dune Lane, Blue Heron Drive and Azure Lane.

The coast they point at is the reason the city exists. Henry Huntington and his partners bought the Pacific City tract in 1903 along the route of a planned rail line and renamed it after him, and the Pacific Electric trains arrived by way of Seal Beach in 1904. The first pier, a thousand feet of timber, went up the same year. In 1914 the dedication of the new concrete pier included a surf board riding demonstration by George Freeth, a former Waikiki resident, the first surfing recorded in Huntington Beach. Duke Kahanamoku helped popularize the sport here from 1925, the first surfboard shop opened under the pier in 1956, and the city eventually registered Surf City USA as a trademark.
