A hundred and forty-three acres of single-story condominium homes, built out over thirteen years and counted to the unit by the city's own address record.

            Overview

            About Huntington Landmark

Huntington Landmark covers 143.4 acres measured against the boundary the city publishes, and the city address layer records 1,257 addresses inside it. Of those, 1,238 are typed residential and 1,239 carry a unit designator, so essentially every home here is an attached condominium. The assessor record classes all 1,238 as condominium units and shows the form plainly: 660 of the dated structures are single story against seven that are two. Twenty-four named streets serve the community and run to 5.62 miles inside the line, most of them courts and circles rather than through routes.

The homes are consistent in size in a way few communities are. The assessor's median building is 1,072 square feet, and the tenth to ninetieth percentile band runs only from 817 to 1,287 square feet, a spread of under 500 feet across more than twelve hundred homes. City zoning and the general plan both read residential low density across the whole boundary. The association describes itself as a private active senior community of 160 acres and 1,238 units with approximately 2,000 residents, age-designated at 55 and over. Its unit count matches the city's residential address count exactly.

            History

            How Huntington Landmark was built

Huntington Landmark was built by Signal Landmark between 1972 and 1986 as an age restricted community for residents 55 and over, and it holds 1,238 attached townhomes and condominiums on about 143 acres roughly a mile from the ocean. The county record matches that count exactly, with 843 of the homes finished in the 1970s and 395 in the 1980s. The clubhouse carries a fitness center, a ballroom, ceramics and woodworking studios, two pools and tennis and pickleball courts, and residents run more than twenty five clubs out of it.

The name of the builder is worth pausing on. Signal Landmark is the same company that bought most of Bolsa Chica in the 1960s and proposed a large housing and marina development across the wetland. The state objected, and in 1970 the company set aside 300 acres to create the Bolsa Chica Ecological Reserve. California later bought a further 880 acres from Hearthside Homes, the renamed developer, in 1997, and a 147 million dollar restoration finished in 2006 reopened an inlet to the Pacific for the first time since the marsh was dammed in 1899.

            FAQs

            Common questions about Huntington Landmark

How many homes are in Huntington Landmark?

The City of Huntington Beach address layer records 1,238 residential addresses inside the boundary, and the assessor classes all 1,238 as condominium units. The association publishes the same figure for itself: 1,238 units. It is one of the few places where a community's own count and the city's record agree to the unit.

            When was Huntington Landmark built?

Between 1972 and 1985. The assessor record carries a year built on all 1,238 homes: 843 date from the 1970s and 395 from the 1980s, with a median of 1977. Nine recorded subdivision maps cover the ground, the first recorded on 22 June 1972 and the last on 24 February 1981.

            Who laid out Huntington Landmark?

The recorded maps name the surveyors rather than the builder. George D. Stringer signed TR 7341 in 1972, TR 9436 in 1976 and TR 9437 in 1977, The Stringer Company signed TR 8168 in 1973, and James A. Stringer signed TR 5419 in 1981. The county's georeferenced images of these sheets begin at sheet 2 and the owner's certificate, which would name the subdivider, sits on sheet 1.

Is Huntington Landmark an age-restricted community?

The association states on its own site that it is an age-designated community for adults 55 and over, describing itself as a private active senior community with approximately 2,000 residents.

How big are the homes in Huntington Landmark?

The assessor's median building here is 1,072 square feet. The band from the tenth to the ninetieth percentile runs from 817 to 1,287 square feet, so the homes vary by less than 500 square feet across the whole community. Six hundred and sixty of them are recorded as single story.
