Peppermill Run is 71 homes on 20.2 acres with no through streets, which is the whole design: Dove Lane, Peacock Lane and Pheasant Court all end rather than connect, so nothing passes through the neighborhood on its way to anywhere else. All three names are birds, and the homes turn over rarely.
Its most consequential piece of history is an agreement rather than a building. In 2020 Fullerton City Council moved to declare the old Bastanchury tree farm beside it surplus land, and found that a 1977 agreement between the city and Peppermill Run was still legally binding on the ground. The council rescinded the surplus declaration, and the tree farm was kept as a creekside park. A private agreement signed when the neighborhood was built protected the open space next to it more than forty years later.
