The View covers 7.9 acres off Harbor View Drive and holds 51 addresses on 51 parcels. It is gated, and four street names appear on the record: Gardenia Way, Hibiscus Court, Creek Park and Harbor View Drive at the entrance. The city zones the whole boundary Planned Community under the text it titles Jasmine Park, giving 6.9 acres to attached single unit housing and 1 acre to open space.
Jasmine Creek Park sits inside the footprint, a 0.2 acre city facility at Harbor View Drive and Marguerite Avenue, which makes The View one of the few boundaries in the district with a public park within it rather than beside it. The 7.86 acre Grant Howald Park adjoins as well. None of the ground sits inside the Coastal Zone and the whole boundary is in FEMA flood zone X. Harbor View Elementary serves the community and enrolled 344 students on the 2024-25 federal count. How The View was built
The flower names on these two streets are a later echo, not an inheritance. When F. D. Cornell took over the unsold half of Corona del Mar in 1916 he renamed the streets running down to the water after flowers in alphabetical order from Acacia to Poppy, and neither Gardenia nor Hibiscus is on that list. The city zones this community under a planned community text it calls Jasmine Park, and its two interior streets are Gardenia Way and Hibiscus Court.
It is one of the last infill pieces on the Harbor View slope, built between 1985 and 1986 on ground left over between the 1960s tracts. The county carries a construction year for 47 homes inside the boundary, all of them in the 1980s, with 43 reading 1986. It went in behind a gate with a shared pool, on private streets, which is the mid 1980s answer to a question the 1960s neighborhoods around it never asked.
