            Sailhouse

Eighty-four addresses on two lanes off Fifth Avenue, the newest layout of the twenty-four in the district.

            Overview

            About Sailhouse

Sailhouse covers 5.5 acres off Fifth Avenue and holds 84 addresses on 92 parcels, served by two lanes: Bungalow Place and Rosemary Place. All 0.4 miles of street inside the footprint are recorded as private by the city, although the register records the association as not gated. Its gap closed footprint fills 95 percent of its own convex hull, so the two lanes and the ground between them read as one block rather than as a scatter of lots.

The city zones the whole 5.5 acres RM, multi-unit residential, with a height limit written as 28 feet on a flat lot and 33 on a sloped one, and it designates all of it for short term lodging. The 7.86 acre Grant Howald Park sits 72 feet from the boundary and the 0.62 acre Old School Park 731 feet away. None of the ground is inside the Coastal Zone. Harbor View Elementary serves the community and enrolled 344 students on the 2024-25 federal count. For the city's own administration the city places it in evacuation zone 47, park service area 11, census tract 626.42.

            History

            How Sailhouse was built

Corona del Mar was drawn on paper in 1904, when George E. Hart bought about 700 acres of oceanfront from the Irvine Ranch and gave it a name meaning crown of the sea. F. D. Cornell, who took the unsold ground over in 1916, named the streets running down to the water after flowers, alphabetically from Acacia to Poppy, and left the cross streets numbered. Sailhouse sits at the top of that grid, on the Fifth Avenue side, next to Grant Howald Park.

It is the newest neighborhood in Corona del Mar and it was built to look like the oldest. John Laing Homes put it up with sales beginning in 2001 and construction finished around 2002, and the design brief was an Arts and Crafts village of bungalows rather than a gated tract. The lane that runs through the middle of it is called Bungalow Place and the other is Rosemary Place.
