            Canyon Crest Estates

Forty-three addresses behind a gate on the canyon rim, with two large city parks within a hundred feet.

            Overview

            About Canyon Crest Estates

Canyon Crest Estates covers 4.2 acres and holds 43 addresses on 43 parcels, reached from Canyon Crest Drive, Crest Circle and Canyon Lane. It is gated, and all 0.21 miles of street inside the footprint are recorded as private by the city. The whole boundary is zoned RM, multi-unit residential, with a height limit written as 28 feet on a flat lot and 33 on a sloped one.

Two large city parks sit almost against the boundary: the 11.54 acre Lincoln Athletic Center 60 feet away and the 10.09 acre Harbor View Nature Park 100 feet away, with the 17.55 acre Buffalo Hills Park 882 feet beyond. This is one of only two boundaries in the district the city assigns to council district 7 rather than 5 or 6. Abraham Lincoln Elementary serves the community and enrolled 336 students on the 2024-25 federal count. For the city's own administration the city places it in evacuation zone 53, park service area 11, census tract 626.44.

            History

How Canyon Crest Estates was built

The layout was recorded in 1974 and the buildings went up in 1975, on a shelf at the head of the canyon that the city has since kept as Harbor View Nature Park. Forty three addresses share three private streets and a gate, with a pool, a spa and tennis courts held in common, and floor plans running from about 1,550 to a little over 2,100 square feet.

The name is literal rather than commemorative. The community stands on the crest above the canyon, and the two big pieces of city recreation ground that now sit against its boundary, the Lincoln Athletic Center and Harbor View Nature Park, are the reason there is nothing built on the far side of the street.

            FAQs

Common questions about Canyon Crest Estates

Which elementary school serves Canyon Crest Estates?

Abraham Lincoln Elementary, at all 8 addresses tested inside the boundary. Most of the Corona del Mar district feeds Harbor View Elementary instead.

            Is it gated?

Yes. The city register records it as gated and all 0.21 miles of street inside the footprint appear on the private streets layer. The register draws the association as two lot polygons covering 4.2 acres. Closing the street rights of way between them gives a footprint of 5.0 acres, which is the shape drawn on the district map.

            When was it recorded?

Tract 8406 went to record on May 16, 1974, surveyed by J. Osborn of McIntire and Quiros, after an earlier map over the same ground in June 1973.

            What parkland is nearby?

Lincoln Athletic Center at 11.54 acres sits 60 feet from the boundary, Harbor View Nature Park at 10.09 acres 100 feet away, and Buffalo Hills Park at 17.55 acres 882 feet away.

Why does the county show no year built?

The parcels are held in condominium form, so the county carries airspace parcels without construction dates. The 1973 and 1974 maps are the dating evidence. The city bikeway layer runs 0.07 miles inside the footprint, on San Miguel Dr, Pacific View Dr.
