States Tract is one of only two neighborhoods the City of Buena Park draws in two separate pieces. Together they cover 36.3 acres holding 162 addresses across 158 parcels, on 1.02 miles of street, with lots running to a median of 0.183 acres. Seven of the nine street names are states: Arizona, California, Indiana, Oregon, Utah, Washington and Wyoming, with Ninth Street and Orangethorpe Avenue at the edges.
The city zones 20.5 acres for 6,000 square foot one family residential lots and 8.2 acres for medium density multifamily. Mail splits across two zip codes on the city's own record, 90621 and 92683. The neighborhood is split for the lower grades between James A. Whitaker Elementary with Gordon H. Beatty Middle and Mabel L. Pendleton Elementary with Buena Park Middle, and all of it feeds Buena Park High.

How States Tract was built
Arizona, California, Indiana, Oregon, Utah, Washington and Wyoming, with 9th Street running through and Orangethorpe Avenue along the edge. It is a small grid, about 36 acres and 162 homes, and the state names lean west, which fits a neighborhood built for people who had mostly come west themselves. Lots run near a fifth of an acre, larger than the city norm, and the boundary straddles two postal districts on the northern edge of Buena Park.
Orangethorpe is the older name on that list and the more revealing one. Thorpe is an old English word for a hamlet, and the orange half is exactly what the land grew. Orange County's farms were still producing citrus, dairy and wine when this grid went in, and the Pacific Creamery Company's condensed milk plant, opened here in 1889 under the Lily Cream label, was the first industry established anywhere in the county.
