Most of them are named for trees: Orangewood, Arrow Wood, Tamarack, Ponderosa, Nutwood, Pineridge, Evergreen, Glenoaks, Lynwood, Hazelwood and Driftwood. A separate pocket of seven runs to the sea instead, with Marina Drive, Lido Way, Catalina Way, Aqua Way, Spinnaker Circle, Coral Circle, Anchor Court and Seaside Court. The parcel layer counts 466 parcels, 465 of them residential, on lots to a median of 0.179 acres with structures to a median of 1,440 square feet and four bedrooms.

            History

            How Mariposa was built

            The city records 462 homes here across 109 acres, with a typical size around 1,440 square feet on lots of about a fifth of an acre and a median build year of 1965, though a scattering of much newer houses raises the top of the range. These are the modest single-story houses of the mid-1960s on lots that would be subdivided twice over today. Just over fifty acres of the boundary fall in the state's Very High fire hazard class where the tract meets the hills.

            The streets split into two moods. One half is trees: Ponderosa, Tamarack, Evergreen, Orangewood, Nutwood, Hazelwood, Arrow Wood, Driftwood, Pineridge and Glenoaks. The other half is a harbor thirty miles from the sea, with Anchor Court, Aqua Way, Catalina Way, Coral Circle, Lido Way, Marina Drive, Seaside Court and Spinnaker Circle. Lido and Catalina are Newport Beach and its island, which was the aspiration a north county builder was selling in 1965. A sculpture called Monk by Roger Berry stands inside the boundary.
