Overview
About Kings Meadow
Kings Meadow covers 37.2 acres on the Camino Grande shelf, on three interior streets named for gemstones: Amethyst, Quartz and Ruby, four tenths of a mile of public road in all. The city records 102 addresses on 101 parcels, every one detached single family, and the median lot is 3,500 square feet. Zoning covers the whole 37.2 acres as Multiple-Family Residential at a floor of 3,000 square feet of lot area per unit, the district Anaheim applies to small-lot detached housing.
The general plan gives 27.7 of the 37.2 acres the Open Space designation against 9.5 acres residential, so three quarters of the boundary is slope. Thirteen of the 101 parcels carry a pool. The city's footprint layer measures the houses at a median 1,563 square feet of ground floor and reads 80 of the 81 it records a floor count for as two-story. The boundary lies wholly in ZIP 92807 and in flood zone X, and it sits in Orange Unified School District.

How Kings Meadow was built
Amethyst, Quartz and Ruby are the only three streets in Kings Meadow, and they belong to a larger scheme. The hillside off Camino Grande was named out of a jeweler's case: Garnet, Onyx and Sapphire in Horizons next door, Coral and Peridot in Gramercy Park beyond that. Eight gemstones in a few minutes' walk, and no other part of Anaheim Hills does anything like it.
Anaheim Hills itself began on 30 October 1970, when Santa Anita Consolidated took deed to 4,200 acres of the Nohl Ranch to build a planned community, and a Texaco Ventures joint venture took over the residential land in August 1971. The first neighborhood, Westridge, opened in July 1972, and the city bought a separate 300 acres for a golf course that Richard Bigler laid out and that opened the same year. Kings Meadow came near the end of that program. Its hundred and two homes were built between 1985 and 1987, with 1986 the median year, on compact lots of around thirty five hundred square feet, and thirteen of them have a pool. By then Anaheim Hills held more than fifteen thousand people and the city had annexed the Bauer, Oak Hills and Wallace ranches at the eastern edge, adding another thirteen hundred acres to the community.
