            Hunters Point

A 35.4-acre hillside community off Country Club Drive, its streets named for birds and its lots laid out on two 1976 maps.

            Overview

            About Hunters Point

Hunters Point covers 35.4 acres above Country Club Drive, on seven streets over half a mile, three of them named for birds: Blackbird, Quail and Warbler, alongside Canyon Rim, Country Club and Fairmont. The city records 89 addresses on 79 parcels, every one detached single family, with a median lot of 9,800 square feet under Hillside Single-Family Residential zoning at a 10,000 square foot minimum. The general plan designates 32.3 acres Residential Low and a further 3.1 acres Open Space.

Fifty-two of the 79 parcels carry a pool on the assessor record, two in three. The city's footprint layer measures the houses at a median 3,018 square feet of ground floor and reads 71 of them as two-story against seven single-story. The boundary lies wholly in ZIP 92807 and in flood zone X, the minimal hazard class. Hunters Point sits in Orange Unified School District and feeds Canyon High.

            History

            How Hunters Point was built

Hunters Point names its streets after the birds that live in these canyons. Quail, Blackbird and Warbler run through it, Canyon Rim follows the edge, and Country Club Lane points at the golf course that opened the year the first Anaheim Hills buyers moved in. Richard Bigler laid that course out and it opened in 1972 on 300 acres the city bought separately from the developer, which is why a public course sits in the middle of a private hillside.

Anaheim Hills itself began on 30 October 1970, when Santa Anita Consolidated took deed to 4,200 acres of the Nohl Ranch to build a planned community, and a Texaco Ventures joint venture took over the residential land in August 1971. The first neighborhood, Westridge, opened in July 1972. Hunters Point is an early one, with houses dated from 1974 and 1978 the median year, on lots of about ten thousand square feet. Fifty two of the eighty nine homes have a pool. Fairmont Boulevard runs along the boundary and Fairmont Park sits at the top of Canyon Rim Road, part of the near thousand acres in these hills that the developers handed to public agencies to keep the slopes open.
