            Eastridge Estates covers 24 acres reached from Serrano Avenue, and every street inside it carries the name of an explorer: Boone, Champlain, Drake, Hedin, Joliet, La Salle and Peary, seven tenths of a mile in all, with Lake Summit Drive along one edge. The city records 92 addresses on 87 parcels, every one detached single family, and the median lot is 7,344 square feet under zoning that sets a 7,200 square foot minimum. The general plan designates the whole boundary Residential Low.

            Forty-nine of the 87 parcels carry a pool on the assessor record, a little over half. The city's footprint layer measures the houses at a median 2,505 square feet of ground floor and reads 72 of them as two-story against 15 single-story. The boundary lies wholly in ZIP 92807 and in flood zone X, the minimal hazard class. Eastridge Estates sits in Orange Unified School District, feeding Canyon High and the district's Anaheim Hills elementary campuses.

            History

            How Eastridge Estates was built

            Whoever named the streets in Eastridge Estates picked explorers and stuck to it. Boone for Daniel Boone through the Cumberland Gap, La Salle and Joliet for the two Frenchmen who opened the Mississippi, Champlain for the man who founded Quebec, Drake for the Elizabethan who came up this coast, Peary for the Arctic, and Hedin for Sven Hedin, who mapped the Silk Road deserts of Central Asia. Six continents' worth of traveling, on twenty four acres in the Anaheim Hills.

            Anaheim Hills itself began on 30 October 1970, when Santa Anita Consolidated took deed to 4,200 acres of the Nohl Ranch to build a planned community, and a Texaco Ventures joint venture took over the residential land in August 1971. The first neighborhood, Westridge, opened in July 1972. The city bought a separate 300 acres for a tournament class golf course, which Richard Bigler laid out and which opened in 1972. Eastridge Estates came in the second wave, with almost every house here built between 1975 and 1977 and 1976 the median year. Forty nine of the ninety two homes have a pool, which is a high count even for these hills, and Lake Summit Drive runs out of the neighborhood toward the water storage the city dedicated on the Nohl Ranch hills in April 1970.
