            About East Hills

            East Hills covers 177.8 acres between Santa Ana Canyon Road and the ridge above it, on 29 named streets over 4.2 miles. The naming runs in themes: berries on Blackberry, Blueberry, Loganberry and Raspberry, herbs and spices on Anise, Basil and Saffron, and woods on Amberwood, Birchwood, Frostwood, Jutewood, Kirkwood, Larkwood and Sagewood. The city records 691 addresses on 656 parcels, 654 of them detached single family, with a median lot of 5,250 square feet.

            Fifty-three of the 177.8 acres are designated Open Space and a further 5.8 Parks, and Sycamore Park, a ten-acre neighborhood park, has 55 percent of its area inside the boundary. One hundred and six of the 656 parcels carry a pool on the assessor record. The city's footprint layer reads 318 of the buildings as single-story against 288 at two, at a median 1,457 square feet of ground floor. Everything falls in ZIP 92808 and in flood zone X.             History

            How East Hills was built

            East Hills sits on the last of the working ranches at the east end of Anaheim. Through the mid 1980s the city annexed the Bauer, Oak Hills and Wallace ranches and added 1,300 acres to Anaheim Hills, and Bauer Road still runs through this neighborhood carrying the ranch name. Longer ago it was all Rancho Santiago de Santa Ana, granted to Jose Antonio Yorba and his nephew Juan Pablo Peralta in July 1810, and then the Bixby holdings, and then the cattle range Louis E. Nohl bought in 1943.

            The houses came quickly. Nearly all of the 691 addresses here were built between 1983 and 1987, with 1984 the median year, which is why the neighborhood reads as one piece rather than a patchwork. Sycamore Park, opened in 1991 on Monte Vista Road and named for the native California sycamores that grow there, sits inside the boundary with ball fields, courts and a trailhead into the hills.
