            Overview

            About Key West

Key West covers 14.7 acres, the fifth smallest of the fifty Aliso Viejo communities on this site, and holds 122 addresses across 123 mapped parcels. Six streets run inside it and the naming stays with the Gulf coast and the Florida Keys throughout: Brittany Bay, Cape Coral, Cayman Brac, Key Largo, Laguna Madre and Palm Hbr. The city zones 10.8 acres Residential Low Density, where the municipal code allows up to eight units to the gross acre, and its landscape maintenance layer records a further 0.6 acres filed as slopes.

Acorn Park stands 98 feet from the boundary, three acres kept by the Aliso Viejo Community Association with a sports field, a tot lot, a drinking fountain, a restroom, picnic tables and an information kiosk. History

            How Key West was built

Six streets and every one of them a place in the Gulf or the Caribbean: Key Largo, Cayman Brac, Cape Coral, Palm Harbor, Laguna Madre and Brittany Bay. The community carries the theme in its own name too. One hundred and twenty two homes on 14.7 acres.

The neighborhood was first built in 1994, three to five bedroom houses of 1,391 to 2,000 square feet, many with center island kitchens and pool sized back yards. The association dues are unusually low for the city because there is no community pool and no clubhouse; the fee covers common area upkeep and nothing else.

            Schools

            Schools serving Key West

Capistrano Unified serves Key West, and the district's own address locator returns one set of campuses across the boundary: Oak Grove Elementary for TK through grade 5, then Aliso Viejo Middle and Aliso Niguel High. Don Juan Avila Middle sits 0.18 miles from the boundary and Aliso Viejo Middle, which is the assignment, is 1.29 miles away, so distance does not settle the question here. The tiles below carry federal enrollment counts and distances measured from the city's published boundary. Confirm the campus for a specific address with the district before it matters to an offer.

            FAQs

            Common questions about Key West

How big is Key West, and how many homes are there?

Measured against the boundary the City of Aliso Viejo publishes, Key West covers 14.7 acres, the fifth smallest of the fifty Aliso Viejo communities on this site. The city's address layer records 122 addresses inside it, across 123 mapped parcels.

            Which schools serve Key West?

Capistrano Unified's own address locator returns Oak Grove Elementary for TK through grade 5, then Aliso Viejo Middle and Aliso Niguel High, and it returns the same three at every interior point across the boundary. Oak Grove is 0.13 miles away and enrolled 569 students on the 2024-25 federal count. Aliso Viejo Middle is 1.29 miles off with 803, while Don Juan Avila Middle at 0.18 miles is more than a mile nearer and is not the assignment.

            When was Key West subdivided?

Tract 14867 was recorded on 17 December 1993 and covers 99 percent of the boundary. Tract 14874 followed on 30 June 1994 over essentially the same 14.9 acres. Thirty-four of the fifty communities here carry an earlier first map. A recorded map dates the subdivision rather than the buildings on it.

How dense is it, and what does the code allow?

At 122 addresses over 14.7 acres the measured density is eight to the acre. The city zones 10.8 of those acres Residential Low Density, where the municipal code sets a ceiling of eight units to the gross acre and describes the district as low density neighborhoods of single-family detached or attached residences.

            What parks are nearby?

Acorn Park is 98 feet from the boundary at three acres, with a sports field, a tot lot, a drinking fountain, a restroom, picnic tables and walkways. Canyon View Park at 23.8 acres is 1,905 feet off and Grand Park at 7.9 acres is 2,113 feet. All three are kept by the Aliso Viejo Community Association.
