            Overview

            About Walnut

Walnut is Planning Area 10 in the City of Irvine's own planning layer, and the city draws it as a village of 826.8 acres either side of Harvard Avenue. The General Plan allows the planning area a maximum of 2,883 dwelling units, a ceiling the City set rather than a count of what stands. Just over 95 percent of the ground sits in the 92606 zip code with a northern edge falling into 92604, so a search run by postal code will miss part of the village while pulling in homes well outside it. No master association covers Walnut. The city's homeowner association records place six for-sale associations inside the boundary, each its own governing body under its own management company: College Park, Colony Club, Harvard Lane, Harvard Square, Windwood Garden Homes and Windwood Townhomes, with a seventh record covering Windwood Glen as apartments. Their polygons together cover 47 percent of the village, so which set of documents applies to a home here depends on the street it stands on.

Three City of Irvine parks sit inside the boundary and one of them carries the load. Harvard Community Athletic Park runs about 26.9 acres at 14701 Harvard Avenue, open 6 a.m. to 10 p.m. daily, with four lighted soccer fields, seven lighted ball diamonds, four lighted batting cages, a skate park, a concession stand, five barbecues, twelve picnic tables and the Harvard Community Center, whose multipurpose room and kitchen can be reserved. College Park covers 7.6 acres on Mayten and Flagstone Park 2.3 acres on Flagstone Drive, and the city states that its neighborhood parks usually carry no facilities or staff and take picnic groups first come, first served. The village feeds Irvine Unified through College Park Elementary, whose campus on Chaparral is the only school standing inside the boundary and whose assignment area the district records as the Walnut neighborhood, then Venado Middle and Irvine High.

            History

            How Walnut was built

The village is named for what grew here. English walnut orchards covered this part of the Irvine Ranch and gave the district a claim to being the walnut capital of the world, and the last of those trees were cleared in 1967 to make way for houses. The ranch itself dates to 1864, when James Irvine and three partners bought the land that became the 93,000 acre Irvine Ranch, and the crop names and family names of that era are still on the map: the Irvine Historical Society notes that Portola, Culver, Michelson, Jeffrey and Jamboree all come out of the ranch's own history.

Colony went in in 1970, built by Kendall, and College Park followed in 1973 from S&S Homes, both detached. Windwood added 176 attached townhomes in 1984. Harvard Square brought 455 homes in 1997, and Parklane closed the village out in 2002 with 190 gated detached condominiums from K. Hovnanian. About 1,600 homes stand in the village in all, laid out around greenbelts and paths with Harvard Community Park at the center of them.

            Schools

            Schools serving Walnut

College Park Elementary serves the village under an Irvine Unified assignment area recorded as the Walnut neighborhood, and the City's own schools layer places its campus inside the village boundary on Chaparral. It enrolls 430 students in grades PK to 6, with 72 percent meeting or exceeding standard in English and 67 percent in math, and it hosts the district's Behavior and Social Learning Center. The school feeds Venado Middle and then Irvine High, and Irvine High's own record lists College Park among its five feeder elementary schools. Venado's page names its feeder elementaries only in part, so the middle school link runs one direction rather than two. Irvine Unified adjusts boundaries periodically, so confirm the assignment for a specific address with the district before it carries any weight in a purchase decision.

            FAQs

            Common questions about Walnut

What does a home in Walnut sell for?

The median was $1,370,000 across 29 closed sales between 14 January and 20 July 2026, at a median $822 a square foot on a median closed size of 1,897 square feet. Closings ran from $680,000 to $2,550,000, and nothing in the village reached $3 million in that window. The single largest band was $1.5 million to $2 million with 12 sales, while seven closed under $1 million, so the village covers a wider price span than a single median suggests.

            Which schools serve Walnut?

College Park Elementary, which enrolls 430 students in grades PK to 6 and reports 72 percent meeting or exceeding standard in English and 67 percent in math. Irvine Unified records its assignment area as the Walnut neighborhood, and its campus on Chaparral is the only school inside the village boundary. It feeds Venado Middle, which enrolls 506 students in grades 7 and 8 at 77 percent in English and 69 percent in math, and then Irvine High, which enrolls 1,964 students and reports a 93.8 percent graduation rate with 71 AP courses offered. Both of those campuses sit outside the village. Attendance is set by address, so check a specific address with the district.

How old are the homes, and what kind are they?

Of the 29 homes that closed between 14 January and 20 July 2026, 21 were single family, 6 were condominiums and 2 were townhomes, and their build years ran from 1970 to 1999 with a median of 1973. That describes the 29 homes that reached the market rather than every home standing inside the boundary, and neither the City nor the six associations counts the village's housing by year built. Sizes among those 29 ran from 890 to 3,309 square feet, so the practical question in Walnut is which tract and which decade a specific address belongs to.

How fast do homes sell here, and do they sell at asking?

Half of the 29 closings were in escrow within 13 days, and the median came in at 99.1 percent of the original asking price, with 12 of the 29 closing above it. Days on market ran from 0 to 69. With only seven listings standing active alongside those closings, a buyer who waits for a second option to compare is often bidding against that scarcity rather than against the asking price. One unit shows the pace plainly: 424 Deerfield Ave #172, an 890 square foot townhome, closed at $680,000 in January and again at $755,000 in May, 111 days and 11 percent apart.

            What parks are inside Walnut?

Three, all published by the City of Irvine. Harvard Community Athletic Park at 14701 Harvard Ave is the largest at about 26.9 acres, open 6 a.m. to 10 p.m. daily, and the City lists four lighted soccer fields, seven lighted ball diamonds, four lighted batting cages, two restrooms, a concession stand, five barbecues, twelve picnic tables, bicycle trail access and a skate park, alongside the Harvard Community Center with a reservable multipurpose room and kitchen. College Park at 14471 Mayten covers 7.6 acres and Flagstone Park at 21 Flagstone Drive covers 2.3 acres. The City describes its neighborhood parks as usually having no public facilities or staff present, with picnic areas available first-come and not reservable, which makes Harvard the only park in the village a group can book.
