About Eastwood
Eastwood is one of Irvine's smaller villages. The City draws it at 313 acres, a single block bounded by Portola Parkway to the north and Irvine Boulevard to the south, and 92620 covers all but a fraction of it. The Eastwood Village Community Assn. governs a 243 acre footprint that lies entirely inside that block and covers about three quarters of it, administered by Keystone Pacific Property Management. Three neighborhood associations sit inside the master at Helena, Avalon and Delano, so an address in one of those tracts answers to a second set of governing documents on top of the master, and the owner portal sits behind a resident login, with no assessment figure published.
The village was designed around four parks, and all four carry their names on City parcels inside the boundary. Mosaic Park and Eucalyptus Park hold the association's swim facilities, each with a Junior Olympic pool, a wading pool and a spa, along with a half-court basketball court and a tot lot under shade structures. Eucalyptus adds a club room and Mosaic adds a sand volleyball court. Grand Trellis Park is the quiet one, a great lawn with shade structures and picnic tables on a paseo. Eastwood Neighborhood Park at 130 Frontier is the public city park, 6.1 acres with two tennis courts, a children's play area, restrooms and a picnic area with eight tables and four barbecues. A 48 foot wide paseo runs along the edge of the village to the Hicks Canyon Trail, and an underpass links Eastwood directly to the Jeffrey Open Space Trail, which the City runs 3.5 miles through Irvine. Eastwood Elementary stands at 99 Meander inside the boundary and feeds Sierra Vista Middle and then Northwood High, all three Irvine Unified.

How Eastwood was built
Large heritage trees from the site and the established eucalyptus windrows were worked into the plan rather than cleared, and about 10,500 new trees were planted across the village's 300 acres and 1,800 homes. The Irvine Company's landscape architect Richard Roy put the final count above 15,000 and singled out an 80-foot silk floss tree saved from the Irvine Ranch that anchors Grand Trellis Park at the entrance. "These trees are part of the land," he said. "We preserve them because they're part of our heritage." One of the village's own parks is called Eucalyptus Park, which tells you what the windrows meant to the plan.
The village was drawn to be walked, with internal paths and trails running to the school and parks at its center and a paseo 48 feet wide along its edge that joins the Hicks Canyon Trail and, by underpass, the Jeffrey Open Space Trail. Its neighborhoods carry California town names, most of them northern: Petaluma, Marin, Piedmont, Calistoga, Helena, Solano, Avila, Delano, Belvedere and Avalon. It was finished in the second half of the 2010s, complete with its parks and its trees by the time the Irvine Company profiled it in 2019, and the company now lists it as sold out.

Eastwood sits in its own elementary attendance area on the Irvine Unified map effective 2026-27, served by Eastwood Elementary at 99 Meander, the only school campus inside the village boundary. The same block falls inside the Sierra Vista Middle School area on the district's middle school map, and inside the Northwood High School area on its high school map. Sierra Vista's own record lists Eastwood among its feeder elementary schools. The district adjusts boundaries periodically and asks families to confirm the assignment for a specific address before relying on it.

The median was $1,935,000 across 30 closed sales between 14 January and 20 July 2026, at a median $899 a square foot on a median closed size of 2,246 square feet. Closings ran from $1,080,000 to $3,250,000. Nothing closed under $1 million, 13 sales landed between $1.5 million and $2 million, and 11 more landed between $2 million and $3 million, so the middle of this market sits close to $2 million and a buyer under $1.5 million is shopping a pool of four sales.

Half of the 30 closings were in escrow within 14 days, and the median closing came in at 96.7 percent of the original asking price. Those two figures pull in opposite directions for a buyer. Eastwood Elementary, a K-6 Irvine Unified campus at 99 Meander with 647 students, 68 percent meeting or exceeding standard in English and 67 percent in math. From there the village feeds Sierra Vista Middle School, with 1,282 students at 81 percent in English and 79 percent in math, and then Northwood High School, with 2,244 students, a 96.9 percent graduation rate and 62 AP courses offered. All three assignments come from the district's own attendance maps effective 2026-27, and the district asks that a specific address be confirmed with it before the assignment is relied on.

When was Eastwood built, and who built it?
The Irvine Company built it, through its homebuilding brand Irvine Pacific, and the whole village opened in 2016. Avalon, Petaluma and Marin debuted on 13 February 2016, Helena, Belvedere and Piedmont on 19 March, and by 14 April all six neighborhoods were selling. Richmond American built Avila. The Irvine Company now lists Eastwood Village as sold out, so resale is the only way in. Eastwood Elementary followed on 24 August 2017, and the village park at 130 Frontier opened the same day.
