            About Lambert Ranch

            Lambert Ranch does not appear in the City of Irvine's village layer. The city records it instead as master homeowner association 6.2, the Lambert Ranch Maintenance Corporation, and the polygon the city draws for that association is the boundary used here: about 48 acres sitting entirely inside the Portola Springs village and inside Planning Area 6. Inside it the city's address record carries 170 residential addresses on nine streets, Cunningham with 34, Harrison with 31, Clifford with 28, Forbes with 19, Parson Brown with 18, Everett with 15, Peacevine with 10, Heirloom with 9 and Andrews with 6. The parcel record for the same ground carries 249 parcels, 39 of them classified Private Street, which is why the roadway here is association property rather than public street, and the city's gated community entrance layer places two entrance points on the boundary. One master association governs all of it with no second tier beneath it, managed by Keystone Pacific Property Management, so an address here answers to one set of governing documents rather than two.

            The shared building is the Ranch House at the center of the plan. The builder describes it as a recreation and social building of 2,000 square feet holding a 1,500 square foot club room with catering facilities, an outdoor verandah and view deck, a Junior Olympic sized swimming pool, a wading pool, a spa, an outdoor kitchen with barbecues and a loggia. The project architect records the same single story building at 2,154 square feet on a 0.9 acre site with a community room, bar, kitchen, covered outdoor areas, restrooms and outdoor showers, and the two published sizes are left as they were published rather than averaged. Three pocket parks and a 0.75 acre playground the builder calls the Children's Adventure Park sit inside the same boundary, and the city's parcel record classifies four parcels here as Neighborhood Park and another 34 as Landscape Maintenance.             History

            How Lambert Ranch was built

            The name on the gates belonged to a family that actually farmed here. The Lambert family started a ranch on this ground in 1915 and worked it while the Irvine Ranch, and then the city of Irvine, grew up around them. When the land was finally sold for development the heirs, two sisters who were by then both in their nineties, chose to stay on the property, and the family house was kept rather than cleared. That is a rare thing in a city where almost everything standing was built after residents voted to incorporate in December 1971.

            The New Home Company of Aliso Viejo built the community, 169 detached houses on about 43 acres behind gates, a little under four homes to the acre. Robert Hidey Architects did the land planning, the lotting, the community theming and every house type, along with the community buildings. The houses went up in 2012 and 2013 across three neighborhoods named The Field, The Hill and The Grove, running from about 2,730 to 5,125 square feet. At the center of it the architects put the Ranch House, a single-story building of 2,154 square feet holding a community room, a bar, a kitchen, restrooms and covered outdoor space, which serves all 169 homes.
