About Pacific Ridge
Pacific Ridge is a gated community in the Newport Coast section of Newport Beach and the only association polygon inside the city's Pacific Ridge area. The city's HOA layer records the Pacific Ridge Maintenance Association at 336 residential units; the association's own management company describes 340 acres holding 328 single family homes across five neighborhoods of semi-custom construction, and both figures are given as their publishers state them. The boundary is clean: 340 city address points fall inside the area polygon and every one with a recorded zip carries 92657. Powerstone Property Management has run the association since November 2022. This page also covers Pelican Heights, the gated enclave beside it, which the city records as its own association of 98 residential units and files under the Newport Coast area name.
Coastal Peak Park, an 11.17-acre city park at 20403 East Coastal Peak, sits inside the community's boundary, the two polygons sharing vertices. The city's facility page lists an athletic field, a ball diamond, a basketball court, benches, barbecues, picnic tables, play equipment, restrooms, water fountains and a parking lot, with a picnic area that can be reserved for up to 35 people. Inside the gate the association keeps a pool and barbecue area with a wading pool for children, and a large greenbelt with ocean views. At the community's edge the official OC Parks map marks a public access point at Ridge Park, on Ridge Park Road, into Laguna Coast Wilderness Park, which the map puts at 7,000 acres with forty miles of trails through oak and sycamore woodlands. Newport Coast Elementary on Ridge Park Road serves the community, feeding the Corona del Mar 7-12 campus.

How Pacific Ridge was built
The hills were planned as the Irvine Coast through the late 1980s and built out village by village through the 1990s, all of it unincorporated county territory. Newport Beach approved the annexation in 2001 and it took effect on the first day of 2002, so Pacific Ridge, platted and built afterwards between about 2004 and 2006, is one of the few Newport Coast communities that has spent its whole life inside the city. That is why it carries no county era entitlement history at all.
What it does carry is edges. Coastal Peak Park, just over eleven acres, sits inside the community's boundary, and a marked public trailhead at its edge opens into Laguna Coast Wilderness Park and the seven thousand acres of canyon behind it. The ridge line is the reason the houses are here and the reason nothing will be built above them.
