About Westpark
Westpark is sold under one MLS heading and planned as two. The City of Irvine's General Plan puts Planning Area 14, Westpark, at 858 acres and Planning Area 38, Westpark II, at 470, so the ground a buyer shops under one name runs to 1,328 acres, and the city's address record holds 5,407 addresses on the Westpark side against 3,297 on the Westpark II side. Three master associations hold it. Westpark Maintenance District covers 4,259 residences by its own count and is managed by Powerstone Property Management from 9060 Irvine Center Drive, the Culverdale side belongs to Westpark Village I / Culverdale Community Association under the same manager, and Westpark II belongs to Paseo Westpark Maintenance Association under Action Property Management, whose rules define its membership as the owners of homes within the ultimate boundaries of Westpark II. Three named sub-associations sit under Westpark Maintenance District and eight under Paseo Westpark, and Paseo's own rules say an owner who also belongs to a project association is billed by each and receives two bills.
Public recreation sits on City land. Six City of Irvine parks cover 69.9 acres across the two planning areas, four in Westpark and two in Westpark II. Colonel Bill Barber Marine Corps Memorial Park at 4 Civic Center Plaza is approximately 42 acres and opens 9 a.m. to 6 p.m. daily, carrying Deanna Manning Stadium and Alan Dugard Field, two lighted softball diamonds, three lighted soccer overlay fields, four lighted batting cages, six lighted tennis courts, an amphitheater and six picnic shelters. San Carlo Park adds two tennis courts and two pickleball courts, San Leandro Park two baseball diamonds and a soccer field, and Sweet Shade Park in Westpark II carries the Sweet Shade Ability Center, whose 1,500-square-foot multipurpose room seats roughly 50 to 80 people and opens Monday through Saturday from 10 a.m. to 6 p.m. Association pools sit on top of those six: Paseo Westpark runs its own 6 a.m. to 10 p.m. with no lifeguard on duty and an access card needed for the tennis courts. The village feeds Irvine Unified through Westpark and Culverdale elementaries and South Lake Middle to Woodbridge High.

How Westpark was built
The oldest housing on this side of Irvine is Culverdale, one of the five villages the City records as complete by 1970 and one of the communities whose residents voted to incorporate the city on 28 December 1971. Everything around it was Irvine Ranch, part of the roughly 93,000 acres James Irvine and three partners bought in 1864 and farmed for a century before the villages came.
Westpark proper arrived much later and looked nothing like what came before it. The Irvine Company dates the village to 1987, and it was Irvine's first Mediterranean village: coral-colored stucco, terra cotta roof tile and palm trees, introduced to a city that until then had been building Cape Cod and California ranch. The design carries through to the public spaces, with walls and heavy planting along the arterials and towering palms at the intersection plazas.

Schools serving Westpark
All four assigned schools are Irvine Unified campuses. Westpark Elementary names the Westpark neighborhood as its feeder area and shares a super attendance area with Culverdale Elementary, and South Lake Middle School puts its own assignment area over central and west Irvine including Westpark and Culverdale. South Lake feeds Woodbridge High School, which states its assignment area as Woodbridge Village and the neighborhoods around it. Plaza Vista sits at a Paseo Westpark address but claims no Westpark feeder area and feeds Irvine High School instead. Irvine Unified adjusts boundaries periodically, so confirm the assignment for a specific address at iusd.org before it matters to a decision.

The median was $1,155,000 across 42 closed sales between 27 January and 20 July 2026, at a median $824 a square foot on a median closed size of 1,353 square feet. Closings ran from $610,000 to $2,620,000. Nineteen landed under $1 million, eleven between $1.5 million and $2 million and seven between $2 million and $3 million, with nothing above $3 million. Half the closings were in escrow within 20 days and the median closing came in at 98.1 percent of the original asking price, with 30 listings standing active alongside them.
When was Westpark built?
In two builds fourteen years apart, on the county's own record. Orange County recorded three subdivision maps in the Culverdale part of Planning Area 14 between 17 April 1969 and 13 September 1971, then nothing until Westpark proper went in as twenty maps between 31 October 1985 and 24 October 1989. Westpark II followed with twenty-nine maps between 21 February 1992 and 25 September 1997 and three more in 2005. That is why one MLS heading can return a 1969 Culverdale house and a 1990s Westpark II condominium in the same search, and why the vintage of a specific address matters more here than the village name does.
Which schools serve Westpark?
Four Irvine Unified campuses. Westpark Elementary enrolls 876 students with 79 percent meeting or exceeding standard in English and 71 percent in math, at 30 students per teacher. Culverdale Elementary enrolls 561 at 56 percent and 55 percent, at 27 to 1. Both lead to South Lake Middle School, which enrolls 652 at 70 percent and 58 percent, and on to Woodbridge High School, which enrolls 2,232 students, reports a 94.4 percent graduation rate and offers 91 AP courses. Assignment is set by address, so check a specific address with the district.
Is Westpark mostly houses or condominiums?
The 42 homes that closed between January and July of 2026 were 20 single family, 19 condominium and 3 townhome. That is the sample that traded rather than a count of the village, and it is close to an even split, so the headline median sits between two products that price differently. A buyer set on detached housing is working from about half of what the sales figure suggests.
