About Solis Park
Solis Park is district 5 in the City of Irvine's Great Park development districts layer, the only City record that carries the name, and it measures about 382 acres, second among the named Great Park districts only to Beacon Park. The City's address record counts 2,426 residential address points on 64 named streets inside it. The City's shape is wider than the name in market use, because the association and the developer both treat Solis Park and Luna Park as separate neighborhoods and Loon, the street the association gives for Luna Park, carries 51 residential addresses inside this same City polygon. Every owner belongs to the Great Park Neighborhoods Community Association, run by FirstService Residential from an on-site office at 120 Newington, and the City draws five sub-associations here, Camellia, Cascade, Dawn, Mulberry and Summerstone, covering 8.4 percent of the district between them. The association names a sixth, Polaris, that the City has not drawn at all.
Two of the association's eight pool facilities sit inside this boundary, which is more than any other Great Park district holds. Solis Pool shares 130 Bosal with Solis Park itself and carries a recreational pool, a jacuzzi, a Cave-inspired indoor-outdoor room and a shaded outdoor kitchen. The Retreat at 113 Restore carries three pools, a jacuzzi, two fire pits and a shaded lounge with ping pong and foosball. All of it is resident use only, key fob required, five guests to a household and no pool parties, and Solis Clubhouse is one of the ten indoor and outdoor spaces the association rents to residents for private gatherings. Both of the community's schools stand inside the boundary as well: Solis Park School, the Irvine Unified K-8 campus at 101 Abacus enrolling 972 students, and Portola High School at 1001 Cadence, 2,693 students on a 42-acre campus with a 650-seat theater, an Olympic-sized aquatics complex and a 3,500-seat athletic stadium.

How Solis Park was built
El Toro grew to 4,682 acres with four runways able to take the largest aircraft in the American inventory. Every president after the Second World War landed there aboard Air Force One, and during Vietnam a great many Marines shipped out and came home through it. The base was listed for closure in 1993 and shut on 2 July 1999, and the argument over what should replace it, an international airport or housing or a park, ran through Orange County politics for years until voters approved Measure W in 2002 and settled it as a central park, nature preserve and mixed-use development. In February 2005 Heritage Fields LLC won the auction for the 3,724-acre site with a bid of $650 million, with 1,375 acres set aside for the Orange County Great Park. The Great Park Balloon went up on 14 July 2007 and still lifts riders to 500 feet.
Solis Park is the newest of the neighborhoods on the base. It opened in July 2022 with 849 homes and forms the second phase of what the planners call District 5, southwest of Irvine Boulevard and southeast of Cadence Park, behind Rise, which opened in 2020. The district covers about 237 acres and 1,768 homes and was planned by DAHLIN with Gensler and Brightview for FivePoint on an idea they call living on the park: homes turned to face parks rather than back onto them, a mix of housing types, park amenities built for yoga, meditation and play, and a rule that every destination should be within a three-minute walk. The K-8 school inside the district is Solis Park School.

The City's citywide address layer carries seventeen building points for Portola High School at 1001 Cadence and two for Solis Park School at 101 Abacus inside the Solis Park polygon, and the City's school point layer places both features in the same shape. Solis Park School is an Irvine Unified K to 8 campus enrolling 972 students that opened in 2022 and feeds Portola High. Portola High's Irvine Unified assignment area covers northeastern Irvine east of Sand Canyon Avenue and names the Great Park neighborhoods on the district map effective 2026-27, which reaches Solis Park by the association's and the developer's own records without naming it on its own. The K to 8 residential attendance boundary is not published, including the school's own site, so a campus standing inside the neighborhood is a fact about geography rather than a guarantee of assignment. Irvine Unified opened Solis Park School, its fifth K-8 campus, in the same month, having broken ground on September 1, 2021 and completing the 108,000 square foot building in early 2023. Portola High School had already stood here since 2016. The developer states that Solis is Latin for sun. Which builder built which collection inside the neighborhood is not published in any published source.
Is Luna Park part of Solis Park?
It depends on which record is being read, and the honest answer is that the two do not agree. The association and the developer both treat Solis Park and Luna Park as separate neighborhoods, and the developer describes Luna Park as its eighth neighborhood with a park of about 13 acres, four pickleball courts, a handball court and three basketball half-courts. The City draws one polygon over both and calls it Solis Park: Loon, the street the association gives for Luna Park and Luna Pool, carries 51 residential address points inside that City shape. This page uses the City's boundary because it is published and testable, and it does not pretend the marketed name covers the same ground. On a specific home, ask which neighborhood the seller's own marketing and the home's own association documents put it in.
Why does this page show no median price for Solis Park?
Because no defensible one exists for this community on its own, for two separate reasons. Solis Park has no MLS area, so every home here is filed under GP - Great Park and any figure published under that code describes Great Park, the wider village Solis Park sits inside, where the City counts 7,382 residential address points. On top of that, the City polygon behind this boundary covers ground marketed as both Solis Park and Luna Park, so even a sample placed by address inside the boundary would be mixing two neighborhoods. Borrowing either number and printing it under a Solis Park heading would be a made-up figure wearing a real one's clothes, so this page prints nothing and prices a specific home from comparable sales pulled by address instead.
