            About Rancho San Joaquin

            The City of Irvine carries Rancho San Joaquin as Planning Area 19, a footprint of about 382 acres that the City's planning area layer and its separate villages layer measure identically, all of it inside 92612. Inside it the City counts 1,737 residential address points on 27 streets, and 1,248 of those sit on the streets of two apartment communities: Park West at 3883 Parkview Lane with 880 units, and the Rancho San Joaquin apartments at 20 Pergola with 368. There is no single association over the village. The City's HOA layer records three, and testing every address point against them places 309 inside Rancho San Joaquin Homeowners Association under FirstService Residential, 144 inside Villas at Rancho San Joaquin on Morena, Navarre and Segura under Optimum Property Management, and 34 inside Vista San Joaquin Maintenance Association on La Serena and Las Brisas under Cardinal Property Management. The remaining addresses sit outside every mapped association.

            Rancho San Joaquin Homeowners Association is the one association here that publishes its own facts. It describes 309 two and three bedroom stacked condominiums and townhomes across eight floor plans, set on over 40 acres of mature trees and greenbelt, and its amenities page lists exactly three things: two pool and spa facilities with showers and restrooms, an HOA meeting room, and 14 Level 2 EV charger ports reserved for homeowners and residents.             History

            How Rancho San Joaquin was built

            The golf came before the houses. Rancho San Joaquin Golf Course, laid out by the golf architect William Francis Bell, was the first public course in Irvine, and the village was then planned around it. The Irvine Company dates the village to 1972 and built it out from the early to the late 1970s across roughly 412 acres, in two subdivisions of townhomes and villas rather than detached houses.

            The planning idea was unusual for Irvine and still is. Rancho San Joaquin is the only village in the city designed for active adults with grown children or none, which is why it has no single-family homes, no schools and no playgrounds. Most of the housing looks onto the course, and the village's park acreage, about 152 acres in all, is dominated by the community park that carries the golf course inside it.

All 27 streets the City records here were queried one at a time and all 27 came back identical, so the assignment is uniform across the village rather than split down a boundary. None of the three campuses stands inside the village. University Park Elementary and Rancho San Joaquin Middle both sit in Planning Area 20 and University High sits in Planning Area 21 by the City's address record.
