Overview
About Corte Bella Apartments
Corte Bella Apartments occupies 12.17 acres on the west side of Fountain Valley, where the city's address layer records 250 homes across five streets. El Rey Avenue carries 90 of those addresses and Modoc Street another 60, with the rest reaching Slater Avenue, Dixie Street and Bushard Street. The county assesses the whole property as two land parcels rather than one per home, and the city's general plan designates the property High Density Residential, which allows 15 to 30 homes to the acre.
The city's landscape survey maps seven swimming pools inside the boundary, the highest count of the 28 Fountain Valley communities on this site and more than twice the next. FEMA places the entire property in Zone X as an area with reduced flood risk due to levee. Fountain Valley School District assigns this address range to Tamura Elementary and Fulton Middle, and Huntington Beach Union High School District's boundary map puts it inside Fountain Valley High.

How Corte Bella Apartments was built
Corte Bella means beautiful court in Spanish, and the plan lives up to the name: 250 homes spread over about twelve acres at Bushard and Slater, arranged around seven separate swimming pools rather than one central one. The buildings went up in 1969. The interior lanes carry El Rey, which is Spanish for the king, alongside Modoc and Dixie, a mix that says more about a 1960s builder reaching for names than about any single theme.
The ground underneath was swamp within living memory of the people who sold it. This corner of the county sat in the belt the old settlers called the Willows, dense thickets that trapped wandering cattle and hid men who did not want to be found. Even after the willows were cleared, driving a pipe a short way into the ground would send a geyser into the air, and that is where the city got its name.
