Overview
About Avalon
Avalon is a single mixed use block of 10.2 acres on South State College Boulevard, and all 665 of its addresses carry that one street name. Six hundred and sixty-one of them carry a unit designator in the city's own record, the whole site sits on two parcels, and the county parcel record classifies the property as apartments. The general plan carries 10.1 of those acres as Mixed Use I, the designation Brea applies to its downtown and its main commercial spine.
Pollination by Dixie Friend Gay stands inside the boundary, installed in 2022 and one of the most recent additions to the City of Brea's Art in Public Places collection. None of the site falls in an elevated fire class, with all 10.2 acres mapped as Non-Wildland Fuel. Avalon is in Brea Olinda Unified and close to three of its campuses: Falcon Academy of Science and Technology is 0.69 miles away with 544 students, Brea Junior High 0.76 miles with 921, and Brea Olinda High 0.97 miles with 1,676.

How Avalon was built
Birch Street, which forms the northern edge of this block, is named for Albert Otis Birch of the Birch Oil Company, one of the operators working the Brea-Olinda field. The name long predates the John Birch Society, which was not founded until 1958, and it is a reminder that almost every landmark in this city traces back to the oil business. Brea grew out of that business, incorporating in 1917 as a town of oil workers and orange growers.
The corner of State College Boulevard and Birch is a much later Brea. The Orange Freeway and the Brea Mall arrived in the 1970s and pulled the city's commercial center of gravity a mile east of the old grid, and large industrial parks and retail centers followed through the 1970s and 1980s as companies came for a site near the meeting point of four Southern California counties. Avalon is the residential half of Brea Place, the mixed-use project the city approved in 2017, and its 665 apartment addresses sit on just over ten acres of that corridor.
